Two Homes with For Sale Signs are not Multiple -Listed at Sabino Mountain

I scratch my head since there are two homes with For Sale Signs–one on North Quail Canyon and another one on N Boulder Canyon >(at the end) that are not listed in Tucson Multiple Listing Service. Both signs state they are represented by Coldwell Banker. It would make sense to me if they are serious about selling the homes they would be listed in Tucson Multiple Listing Service so the agents would know they are for sale and they then show them.

Just Listed Home For Sale in Sabino Mountain

4399 N Ocotillo Canyon was listed today for $475,000. The new listing states it is a semi-custom Pepper-Viner-built home that has 2,600 square feet. The listing agents’ comments say it has many upgrades with granite counters, gas fireplace, central vacuum, flagstone patios and more.

Sabino Mountain–New Listing and Another One Under Contract

There is a new listing at 4473 N Little Rock . It is listed for $339,000 and it is a one-story Pepper-Viner built home that is 1,532 square feet. This home is in excellent condition and is likely the smallest model built in Sabino Mountain.
The home that just went under contract is located at 4129 N Ocotillo Canyon. This one-story, semi-custom Pepper-Viner home is model -perfect and is listed at $464,900. This Monterey-built, semi-custom home is 3,631 square feet, is model-perfect and has spectacular high Catalina Mountain views. Goes to show, price it well, make sure it shows well and it will sell! Some lucky buyer got a great home at a great price!
