I do not know what to make of this one!

The house 4342 N Sunset Cliff Drive, listed by Win 3 Realty, just sold today for $401,185 after it was listed for $379,000. Just after closing it has been relisted again by the same brokerage for $375K. I called the brokerage after getting an inquiry from a buyer about the house to find out if in fact it did close escrow today, and if it is now relisted. A Win 3 Realty staff member confirmed it. I have never seen this before in my 25 years of selling real estate. It is a great value at a list price of $375,000 so I am sure it will not be on the market long. It is a one-story, 2,074 square foot home built by Monterey; it has 3 bedrooms, 3 baths, Corian counters and a fireplace. So I will be watching this one closely and keep you informed. A Monterey Resale Sabino Mountain Home has gone under Contract

4342 N Sunset Cliff Drive (List Price $379,000), 1 story at 2,074 square feet with such upgrades as Corian counters and fireplace, has gone under contract after being on the market 65 days. This house is the exception to the rule where many of the non-custom homes in Sabino Mountain stay on the market for months with no offers. This goes to show, price it right from the beginning, and it sells within a few months. Although Tucson MLS reveals that most homes sell within a few months, this is misleading because the astute agent always relists the house every few months and then the count starts ticking again.

Budget Time at Sabino Mountain

For those of you who want to see more landscaping completed and the guard rails painted throughout the community, now is the time to call management to join the Budget committee. The community needs to look good to continue to attract many buyers. As a former board member I pushed this as hard as I could, but I am only one person. If you need the phone numbers of the Budget Committee chairman or the Manager e-mail me or call me and I will be happy to give them to you.
